CONSTRUCTION MANAGEMENT

Once all Planning has been completed by Pre-CONSTRUCTION Services and Planning,  WOWMAN Construction Company will begin the construction phase of the project. During this phase typical services that will be provided are:

SITE LOGISTICS, WORK PLAN & SAFETY

The appointed team will establish and render a step-by-step process by accessing logistical requirements for the different construction focus areas such as constraint, deliveries, traffic pattern, placement of barriers or fencing and hours of operation. We will also develop a site-specific safety plan that outlines the safety issues specifically pertaining to the project. As part of our work plan, we will ascertain other work rules and regulations that the building or project may impose. At this time, we will develop the quality assurance program that will be reviewed with each subcontractor and supplier. This quality assurance program will be accessed and emphasized at the weekly subcontractor meetings.

ORDERING & PURCHASING

As the bids are reviewed by the project manager, he/she will award and write sub-contracts and/or purchase orders to sub-contractors or suppliers. This will ensure that they are tied to the scope, price, schedule, safety regulations, and other defined protocols and regulations and a contractual commitment to perform their work in accordance with the order, design, plans and to commit to the highest standards of quality.

LICENSING & PERMITTING

As Explained in our Pre-Construction processes, WOWMAN will apply for and obtain all required permits from the authorities having jurisdiction over the project. We will also ensure that all sub-contractors obtain all the required permits that they are responsible for such as electrical, low, or high voltage wiring, and plumbing. A copy of all this documentation is available to the owner and will be posted in an online Project File which will allow access through secure passcodes.

PROJECT MANAGEMENT & SITE SUPERVISION

Dependent on the Scope of the Project, WOWMAN will assign a project manager, assistant project manager, field engineer, field superintendent,  and other staff as required to effectively manage the construction process. The project manager will be responsible for running the project and taking care of all the administration and documentation required of the process. The field superintendent will oversee coordinating all field activities, subcontractors, and supplier deliveries. Together with a technical assistant  He/she is also responsible for implementing and enforcing the equality assurance program and safety program.

 Specific management protocols we will implement on a weekly basis are:

  • project meetings to review, minutes, schedules, changes, submittals, request for information, important issues and when applicable the Application for Payment
  • subcontractor meetings to discuss the schedule and issues pertaining to the trades
  • Safety meetings to discuss safety issues and topics and Event reports

CO-ORDINATION OF TRADES PROCESS

Coordination of different Construction Divisions or trades is an integral part of the management process, especially with respect to the engineering and electrical Partners. We at WOWMAN will provide for the coordination of these trades by doing the due diligence to ascertain the dimensional information and to document this int the project plan to allow the components of each of the trades to be installed correctly and according to Industry Approved Standards.  This can be achieved by several methods, such as allowing each trade to respectively prepare the documents or having our Project Management Team preparing or outsourcing the process. Whichever method is chosen, the WOWMAN TEAM will see to the overall management of the process and business acumen processes.

SHOP DRAWINGS & SUBMITTALS

Our approach to shop drawings and submittals begins with preparing a preliminary submittal log which includes material, product, and sample data for all the required shop drawings. We will request submittals and mock-ups with dead-line submission dates to plan anticipated review periods by the appointed Architect/s and Engineer/s. It is standard procedure to review all submissions prior to submitting planned executions to the design professionals for their approval. All our processes are tracked through our project planning software.

COST CONTROL & CONSTANT REPORTING

Our Cost accounting system is integrated with our project planning software which allow us to draw up to date reports on the status of the costs for the project, including proposed changes to determine the anticipated total actual project costs. These abilities support our financial analysts to provide the appropriate business decisions with regards to the project.

PAYMENT CLAIMS

Initially, we will prepare  detailed progress reports, continuation schedules and certifications payment applications commissioner required forms for the team review and approval. We will request payments at the intervals agreed upon. We expect that payment will be made within the agreed upon time frames. All Lien documents will be managed through our Compliance Processes.

FINAL INSPECTIONS & OCCUPANCY PERMITS

We will coordinate all the final inspections, secure all test reports or certifications, which may be applicable as well as final field inspection reports for submission to obtain the Certificate of Occupancy.

COMMISSIONING & PROJECT CLOSEOUT

One of the most critical stages of the construction process is the commissioning and closeout phases of the project. During this phase of the construction we will coordinate the:

COMMISSIONING

  • Start up, kick-off of all trades according to the Project Planning
  • Manage teams
  • Managed staff and public

CLOSEOUT

  • Develop and complete all project list items
  • Prepare as built and final design documents
  • Commissioning for preparation of Operations and Maintenance Manuals
