PRE-CONSTRUCTION SERVICES

We are immensely proud of our pre-construction diligence processes and our ability to provide and assist with conceptual budgets based on “rough sketches.”

Together with our professional team and/or affiliates we provide a vast amount of experience to the earliest phase of the construction project/s.

Our early involvement allows us to give valuable input as to the project cost estimates, schedule, value engineering, technical drawings, management, and other pre-construction aspects of the project. Briefly the services we offer as a part of our pre-construction program are:

BUDGET PREPARATION AND ESTIMATING

Value engineering & cost management

Although “Value Engineering” can be viewed as a exhaustive process, due to frequent changes to certain design elements which can mean that systems modifications have to be made to allow for cost reduction to accommodate set budgets, we like to view it as a positive approach to weigh all possible alternatives. The Wowman Project Team will provide cost savings information as suggestions to the team to evaluate and implement as so desired. We strive to produce cost information that takes into consideration the sensitivity to the design as well as  the systems or equipment needed during the process of conceptualization and development. This cost management process will enhance the overall concept, budget and project schedule.

Construction Budgets

To provide accurate costing at all stages of project design is a continuous process.  Phase intervals at  the conceptual, schematic, design development and construction stages is vital.  The timely and valuable input our pre-construction involvement team offers to our clients will eliminate the costly redesign of the project as fatal inadequacies or future failures or oversights will be prevented. Our Project Team works closely with the client’s project team ( if applicable) and as the design develops. We provide continuous  cost information as required. We draw on our extensive historical cost background in conjunction with the current marketplace pricing we receive from our registered Building Material Providers and Quality approved sub-contractors and vendor base. This ensures cost estimates that can be relied on. Accurate cost estimates and budgets are the most important part of the development of a project. Without doing this diligently the outcome and completion of the Project might be in jeopardy of completion.

CONSTRUCTION FEASIBILITY, CONSTRUCT-ABILITY AND DESIGN INPUT

As a pre-construction service provider, we will review the overall project scope and provide the information as to the availability of materials and the required labour force needed for the completion of the project. All information will be gathered from all involved parties to insure a successful project delivery. Our final review on the design documents will include comments from the engineers and professionals on the efficiency and project deliverance capabilities of the construction details.

PREPARATION OF PRELIMINARY SCHEDULE

During the pre-construction phase, our project team will provide a comprehensive schedule outlining all key durations and milestones with regards to design, licensing and inspector permitting, interim costing information, finalizing project cost, procurement of vendors and subcontractors (with emphasis placed on long lead items), submittal process, approval process, material deliveries, construction activity durations, owner separate vendor activities, inspections, commissioning of systems, occupancy and sign-off and move in stages.

DOCUMENT REVIEW

The design documents will be reviewed at the various stages and our Professional Team will comment on code compliance, sequencing and information required for filing for building permits, sequencing and information required for our Professional Partner and affiliations bidding departments and/or other vendor and subcontractor packages and quotes. Finally we will provide final comment on the completeness of the design documents before project kick off.

PREPARE AND DISTRIBUTE MEETING MINUTES

Our Project and Administrative Services division will nominate a dedicated Project Team Member to attend all required meetings during the pre-construction phase, record meetings and distribute minutes to the project management  and other team members.

BIDDING PROCESS

In the case of large CIDB Projects which requires a higher level of Registration to our own, we will procure and/or involve our other Quality Vetted and Qualified Construction Professional Affiliates or Partners to Jointly Venture with us to insure a successful outcome and project delivery for our clients. Aspects that will be addressed are:

  • Pre-qualifying subcontractors and vendors
  • Defining the review of bids process
  • Defining the approval of award process

Managing meetings and Progress updates.

REPORTING INFORMATION

During the pre-construction phase, WOWMAN will develop with the team the appropriate reports and required timing for the submission of reports during the process. Reports that may be required are:

  • Monthly cost reports
  • Monthly project status reports
  • Project photographs (Ground or Areal)
  • Cash flow projections
  • Weekly meeting minutes, change logs, submittal logs, drawing logs
  • Revision logs
  • Weekly updated schedules

LICENSING AND PERMITTING

The permitting process is a full-time undertaking all on its own especially with the development in under or un-developed rural areas.  Processes such as re-zoning can be an entangled web of numerous government authorities having jurisdictional review and approval of a construction project. We have built a very valuable relationship with Gauteng Provincial and Local City Authorities and over time gathered an understanding of all the processes involved which allows us to be diligent in our applications so that no time is wasted on incomplete applications and documents. Assistance of our Compliance team will provide a comprehensive list of authorities that will be required to review and approve the documents and the project. This list will be distributed to the team members, and costing will be provided from our Compliance Team to assist with all this sometimes un-appreciated but necessary work. This action list will be reviewed frequently to assure that all issues are addressed in a timely manner. This will ensure the project is delivered within the projected schedule. Woman,  if requested, will lead the efforts and be responsible for the permitting and authorisation process.

QUALITY ASSURANCE….

Begins during the pre-construction phase. At this time, we will develop a program to effectively communicate the quality assurance requirements necessary during the construction phase.

COORDINATION OF OWNER’S SEPARATE VENDORS

Where required WOWMAN will work with the project initiator’s or the project owner’s separate service providers, such as telecommunications and data vendors, security vendors, furniture vendors and movers, to include their input during pre-construction and will provide information to them which they might request. We will assist the team in good spirit coordinate the efforts of these vendors as required into our processes.
